Belmonte Builders Awarded Four CRBRA “2017 Best in Building Awards”

Belmonte Builders is excited to announce that we were recognized by the Capital Region Builders & Remodelers Association (CRBRA) for Four (4) “2017 Best in Building Awards!” We were recognized with awards in the following categories: Best New Multi-Family Merchandised Model, Best New Construction Basement, Best Twin House or Town House Project and Best Website.


CRBRA is a professional trade organization whose members are dedicated to following a strict Code of Ethics that provides consumers with the confidence that they are hiring reputable builders, remodelers, suppliers, and home building service providers. The “Best in Building Awards” recognize area builders in numerous categories. Belmonte was recognized for excellence for the following:

City Square Model Home - formal library with brick accent wall

Best New Multi-Family Merchandised Model (Multi Family) – For our luxury townhome model located in our new urban community of City Square. The goal of the City Square model was to appeal to active, affluent adults interested in living in an exclusive community walking-distance from their favorite shops and downtown entertainment.  Our canvas was a luxury 3,356 sq. ft. townhome with great features: owner’s suite, library, gourmet kitchen, basement, and attached garage with guest suite.  See the video.

Best New Construction Basement – For our model home in City Square where designed the basement to appeal to active, affluent adults who like the comforts of life and are drawn to comfortable decor with a high-end look. With that in mind, we transformed the open floor plan tying in the rich leather and rustic wood elements from throughout the home to a fun and functional space perfect for entertaining complete with game room with adjacent theater and half bath.  See the photos.

Best Twin House or Town House Project – A stone’s throw from Franklin Square, City Square gave us a truly unique and rare opportunity to build a new multi-family townhouse community right next to downtown Saratoga Springs. The proximity to downtown and its popular historic architecture heavily influenced the conceptual plan for City Square. City Walk was designed to blend naturally with the area; elevations that would feel at home alongside the Victorian architecture so prominent downtown Saratoga Springs. To achieve that look, we added period-appropriate elements like boxed windows and bays, overhangs and brackets, scalloped siding and English day-lighted basement windows and complete the look with bold exterior colors. It was also designed to be a walkable community not only to the local shopping and entertainment, but within the community as well. Sidewalks and charming street lamps were added not just for aesthetic appeal but to make it easy for neighbors to meet as they enjoy a walk in their neighborhood. Since June, we’ve sold 6 of the 25 townhomes.

Now that it’s September, all eyes are on the Federal Reserve (the Fed). The overwhelming expectation is that they’ll cut the Federal Funds Rate at their upcoming meeting, driven primarily by recent signs that inflation is cooling , and the job market is slowing down . Mark Zandi, Chief Economist at Moody’s Analytics, said : “They’re ready to cut, just as long as we don’t get an inflation surprise between now and September, which we won’t.” But what does this mean for the housing market, and more importantly, for you as a potential homebuyer or seller? Why a Federal Funds Rate Cut Matters The Federal Funds Rate is one of the key factors that influences mortgage rates – things like the economy, geopolitical uncertainty, and more also have an impact. When the Fed cuts the Federal Funds Rate, it signals what’s happening in the broader economy, and mortgage rates tend to respond. While a single rate cut might not lead to a dramatic drop in mortgage rates, it could contribute to the gradual decline that’s already happening. As Mike Fratantoni, Chief Economist at the Mortgage Bankers Association (MBA), points out : “Once the Fed kicks off a rate-cutting cycle, we do expect that mortgage rates will move somewhat lower.” And any upcoming Federal Funds Rate cut likely won’t be a one-time event. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), says : “Generally, the rate-cutting cycle is not one-and-done. Six to eight rounds of rate cuts all through 2025 look likely.” The Projected Impact on Mortgage Rates Here’s what experts in the industry project for mortgage rates through 2025. One contributing factor to this ongoing gradual decline is the anticipated cuts from the Fed.
