According to Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), mortgage rates play a significant role in buyer demand and, by extension, home sales. Yun highlights the positive impact of stable rates:

“Mortgage rates heavily influence the direction of home sales. Relatively steady rates have led to several consecutive months of consistent home sales.”

As a seller, hearing that home sales are consistent right now is good news. It means buyers are out there and actively purchasing homes. Here’s a bit more context on how mortgage rates have impacted demand recently.

There’s been a lot of focus on higher mortgage rates and how they’re creating affordability challenges for today’s homebuyers. It’s true that ra tes climbed dramatically since the record-low we saw during the pandemic. But home affordability is based on more than just mortgage rates – it’s determined by a combination of mortgage rates, home prices, and wages.

Considering how each one of these factors is changing gives you the full picture of home affordability today. Here’s the latest.

1. Mortgage Rates

While mortgage rates are higher than they were a year ago, they’ve hovered primarily between 6% and 7% for nearly eight months now (see graph below):

As the graph shows, mortgage rates have experienced some volatility during that time. And even a small change in mortgage rates impacts your purchasing power. That’s why it’s so important to lean on your team of real estate professionals for expert advice to stay up to date on what’s happening in the market. While it’s hard to project where mortgage rates will go from here, many experts agree they’ll likely continue to remain around 6%-7% in the immediate future.

2. Home Prices

And, the truth is, home price appreciation varies by market. Some areas are seeing slight declines while others have prices that are climbing. As Selma Hepp, Chief Economist at CoreLogic, explains :

“The divergence in home price changes across the U.S. reflects a tale of two housing markets. Declines in the West are due to the tech industry slowdown and a severe lack of affordability after decades of undersupply. The consistent gains in the Southeast and South reflect strong job markets, in-migration patterns and relative affordability due to new home construction.”

“Spring is officially here, and like green shoots emerging from the bleak winter, new data suggests that more buyers are back in the market, although more subdued compared to a year ago.”

We know buyer activity is trending up because of mortgage purchase applicatio n data. According to Investopedia:

“A mortgage application is a document submitted to a lender when you apply for a mortgage to purchase real estate.”

That means the number of mortgage applications shows how many buyers are applying for mortgages. Put another way, an increase in mortgage applications means an increase in buyer demand – and as Joel Kan, VP and Deputy Chief Economist at the Mortgage Bankers Association (MBA), explains , application activity started ramping up as mortgage rates fell steadily in March:

“Application activity increased as mortgage rates declined . . . recent increases, along with data from other sources showing an uptick in home sales, is a welcome development.”

In fact, we can see how mortgage rates have a direct impact on applications over time. As rates rose dramatically last year, applications fell in response (see graph below):

The recent uptick in mortgage applications, as well as the decline in mortgage rates, is good news for seller s because it means more buyers are actively looking for homes.

How Home Ownership is Changing Life for Many Women

As Women's History Month comes to a close, we reflect on the impact women have in our lives, and that includes impact on the housing market. In fact, since at least 1981, single women have bought more homes than single men each year, and they make up 17% of all households.

A study showed that single women surpassed single men in homeownership back in 1985. At that time, about 42% of single men with no children were homeowners compared to 53.6% of women with no children. In 2015, 52.6% of single women with no children were homeowners compared to 46.2% of comparable men. When adding children to the mix, these numbers start to shift in favor of single men.

The National Association of Realtors' housing trends report showed that single women made up 22% of home buyers in 2020 with single men trailing at 9%. Surprisingly, a recent Yale study found that single women pay around 2% more when purchasing a house, and sell it for 2% less.

On the financial side, housing proves to be the key to building wealth for single women. Ksenia Potapov, Economist at First American, says :

“For single women, housing has always made up a large share of total assets. Over the last 30 years, the average single woman’s wealth has increased 88% on an inflation-adjusted basis, from just over $142,000 in 1989 to $267,000 in 2019, and housing has remained the single largest component of their wealth.”

The financial security and independence homeownership provides can be life changing, too. And when you factor in the personal motivations behind buying a home, that impact becomes even clearer.

1. Mortgage Rates

Mortgage rates shot up to over 7% last year, causing many buyers to put their plans on hold. But things are looking different today as rates are starting to come down. George Ratiu, Senior Economist at realtor.com , explains :

“Let’s celebrate some good news. . . . mortgage rates are down. With inflation showing a tangible slowdown, I do expect mortgage rates to follow suit in the months ahead.”

Even a small change in rates can impact your purchasing power. Nadia Evangelou, Director of Forecasting for the National Association of Realtors (NAR), gives this context :

“With a 6% rate instead of 7%, buyers pay about $2,700 less every year on their mortgage. As a result, owning a home becomes affordable to about 1.4 million more renters and 4.3 million more homeowners.”

The latest Consumer Price Index (CPI) said inflation rose by 6.5% in December, down from a 7% increase the previous month. Prior to this, the Fed signaled plans to continue raising the federal funds rate into 2023, though likely at smaller increases.

Today, the rate of inflation is starting to drop. And as a result, mortgage rates have dipped below last year’s peak. Sam Khater, Chief Economist at Freddie Mac, shares :

“While mortgage market activity has significantly shrunk over the last year, inflationary pressures are easing and should lead to lower mortgage rates in 2023 .”

That’s potentially great news if you’re a buyer aiming to jump back into the housing market. Any drop in mortgage rates helps boost your purchasing power by bringing down your expected monthly mortgage payment. This means the lower mortgage rates experts forecast this year could be just what you need to reignite your home buying goals.

While this opens up a window of opportunity for you, remember: you shouldn’t expect rates to drop back down to record lows like we saw in 2021. Experts agree that’s not the range buyers should bank on. Greg McBride, Chief Financial Analyst at Bankrate, explains :

“I think we could be surprised at how much mortgage rates pull back this year. But we’re not going back to 3 percent anytime soon, because inflation is not going back to 2 percent anytime soon. ”

Mortgage Rates Will Continue To Respond to Inflation

There’s no doubt mortgage rates have skyrocketed this year as the market responded to high inflation. The increases we’ve seen were fast and dramatic, and the average 30-year fixed mortgage rate even surpassed 7% at the end of last month. In fact, it’s the first time they’ve risen this high in over 20 years (see graph below):

In their latest quarterly report, Freddie Mac explains just how fast the climb in rates has been:

“Just one year ago, rates were under 3%. This means that while mortgage rates are not as high as they were in the 80’s, they have more than doubled in the past year. Mortgage rates have never doubled in a year before.”

Because we’re in unprecedented territory, it’s hard to say with certainty where mortgage rates will go from here. Projecting the future of mortgage rates is far from an exact science, but experts do agree that, moving forward, mortgage rates will continue to respond to inflation. If inflation stays high, mortgage rates likely will too.

Home Price Changes Will Vary by Market

As buyer demand has eased this year in response to those higher mortgage rates, home prices have moderated in many markets too. In terms of the forecast for next year, expert projections are mixed. The general consensus is home price appreciation will vary by local market, with more significant changes happening in overheated areas. As Mark Fleming, Chief Economist at First American, says :

“House price appreciation has slowed in all 50 markets we track, but the deceleration is generally more dramatic in areas that experienced the strongest peak appreciation rates.”

Basically, some areas may still see slight price growth while others may see slight price declines. It all depends on other factors at play in that local market, like the balance between supply and demand. This may be why experts are divided on their latest national forecasts (see graph below):

How Will The Real Estate Market Slowing Down Impact Home Appreciation?

The talk of a housing bubble in the coming year seems to be at a fever pitch.

Over the past two years, home prices have appreciated at an unsustainable pace causing many to ask: are things just slowing down, or is a crash coming? To answer this question, there are two things we want to understand. The first is the reality of the shift in today’s housing market. And the second is what experts are saying about home prices in the coming year.

The Reality of the Shift in Today’s Housing Market

The reality is we’re seeing an inflection point in housing supply and demand. According to realtor.com , active listings have increased more than 26% over last year, while showings from the latest ShowingTime Showing Index have decreased almost 17% from last year ( see graph below ). This is an inflection point for housing because, over the past two years, we’ve seen a massive amount of demand (showings) and not enough homes available for sale for the number of people that wanted to buy. That caused the market frenzy.

Today, supply and demand look very different, and the market is slowing down from the pace we’ve seen. This offers proof of the sudden slowdown so many people are feeling.

What Experts Are Saying About Home Prices in the Coming Year

Right now, most experts are forecasting home price appreciation in 2023, but at a much slower pace than the last two years. The average of the six forecasters below is for national home prices to appreciate by 2.5% in the coming year. Only one of the six is calling for home price depreciation.

When we look at the shift taking place along with what experts are saying, we can conclude the national real estate market is slowing down but is not a bubble getting ready to burst. This isn’t to say that a few overheated markets won’t experience home price depreciation, but there isn’t a case to be made for a national housing bubble.

Bottom Line

The real estate market is slowing down, and that’s causing many to fear we’re in a housing bubble. What we’ve experienced in the housing market over the past two years were historic levels of demand and constrained supply. That led to homes going up in value at a record pace. While some overheated markets may experience price depreciation in the short term, according to experts, the national real estate market will appreciate in the coming year.

The One Thing Every Homeowner Needs to Know About a Recession

A recession does not equal a housing crisis. That’s the one thing that every homeowner today needs to know. Everywhere you look, experts are warning we could be heading toward a recession, and if true, an economic slowdown doesn’t mean homes will lose value.

The National Bureau of Economic Research (NBER) de fine s a recession this way:

“A recession is a significant decline in economic activity spread across the economy, normally visible in production,
employment, and other indicators. A recession begins when the economy reaches a peak of economic activity
and ends when the economy reaches its trough. Between trough and peak, the economy is in an expansion.”

To help show that home prices don’t fall every time there’s a recession, take a look at the historical data. There have been six recessions in this country over the past four decades. As the graph below shows, looking at the recessions going all the way back to the 1980s, home prices appreciated four times and depreciated only two times. So, historically, there’s proof that when the economy slows down, it doesn’t mean home values will fall or depreciate.

The first occasion on the graph when home values depreciated was in the early 1990s when home prices dropped by less than 2%. It happened again during the housing crisis in 2008 when home values declined by almost 20%. Most people vividly remember the housing crisis in 2008 and think if we were to fall into a recession that we’d repeat what happened then. But this housing market isn’t a bubb le that’s about to burst. The fundamentals are very different today than they were in 2008. So, we shouldn’t assume we’re heading down the same path.

Bottom Line

We’re not in a recession in this country, but if one is coming, it doesn’t mean homes will lose value. History proves a recession doesn’t equal a housing crisis.

So how do you go about creating your list of desired features? The first step is to get pre-approved for your mortgage. Pre-approval helps you better understand your budget, and that plays an important role in how you’ll craft your list. What's happening with mortgage rates?

And where will they go from here?

Based on the Primary Mortgage Market Survey from Freddie Mac, the average 30-year fixed-rate mortgage has increased by 1.2% (3.22% to 4.42%) since January of this year. The rate jumped by more than a quarter of a point from just a week ago. Here’s a visual to show how mortgage rate movement throughout 2021 was steady compared to the rapid increase in mortgage rates this year:

Just a few months ago, Freddie Mac projected mortgage rates would average 3.6% in 2022. Earlier this month, Fannie Mae forecast mortgage rates would average 3.8% in 2022. As the chart above shows, rates have already surpassed those projections.

Sam Khater, Chief Economist at Freddie Mac, explained in a press release last week:

“This week, the 30-year fixed-rate mortgage increased by more than a quarter of a percent as mortgage rates across all loan types continued to move up. Rising inflation, escalating geopolitical uncertainty and the Federal Reserve’s actions are driving rates higher and weakening consumers’ purchasing power.”

Where Are Mortgage Rates Going from Here?

In a recent article by Bankrate, several industry experts weighed in on where rates might be headed going forward. Here are some of their forecasts:

Greg McBride, Chief Financial Analyst, Bankrate:

“With inflation figures continuing to surprise to the upside, mortgage rates will remain above 4.0% on the 30-year fixed.”

Nadia Evangelou, Senior Economist and Director of Forecasting, National Association of Realtors (NAR):

“While higher short-term interest rates will push up mortgage rates, I expect some of this impact to be mitigated eventually through lower inflation. Thus, I expect the 30-year fixed mortgage rate to continue to rise, although we aren’t likely to see the big jumps that occurred over the past few weeks.”

Len Kiefer, Deputy Chief Economist, Freddie Mac:

“Mortgage rates are likely to continue to move higher throughout the balance of 2022, although the pace of rate increases is likely to moderate.”

In a recent realtor.com article , another expert adds to the conversation:

Danielle Hale, Chief Economist, realtor.com:

“. . . As markets digest the Fed’s updated economic projections, I anticipate a continued increase in mortgage rates over the next several months. . . .”

What Does This Mean for You if You’re Looking To Buy a Home?

With both mortgage rates and home values expected to increase throughout the year, it would be better to buy sooner rather than later if you’re able. That’s because it’ll cost you more the longer you wait. But, there is a possible silver lining to buying a home right now. While you’ll be paying a higher price and a higher mortgage rate than you would have last year, rising prices do have a long-term benefit once you buy.

If you purchase a home today valued at $400,000 and put 10% down, you would be taking out a $360,000 mortgage. Now, let’s put that mortgage payment into a new perspective based on the substantial growth in equity that comes with the escalation in home prices. Every quarter, Pulsenomics surveys a panel of over 100 economists, investment strategists, and housing market analysts about their expectations for future home prices in the United States. Last week, Pulsenomics released their latest Home Price Expectation Survey . The survey reveals that the average of the experts’ forecasts calls for a 9% increase in home values in 2022.

Based on those projections, a $400,000 house you buy today could be valued at $436,000 by this time next year. If you break that down, that means the equity in your home would increase by $3,000 a month over that period. That’s greater than the estimated monthly payment above. Granted, the increase in your net worth is tied to the home, but it is one way to put the home price appreciation to use in a way that benefits you.

Since the birth of our nation, homeownership has always been considered a major piece of the American Dream. As Frederick Peters reports in Forbes:

Has the past year changed the American view on homeownership?

Definitely not. A survey of prospective homebuyers released by realtor.com last week reveals that becoming a homeowner is still the main reason this year’s first-time homebuyers want to purchase a home. When asked why they want to buy, three of the top four responses center on the financial benefits of owning a home. The top four reasons for buying are:

59% – “I want to be a homeowner”
33% – “I want to live in a space that I can invest in improving”
31% – “I need more space”
22% – “I want to build equity”

Millennials believe most strongly in homeownership.

The survey also reports that 62% of millennials say a desire to be a homeowner is the main reason they’re buying a home. This contradicts the thinking of some experts who had believed millennials were going to be the first “ renter generation ” in our nation’s history.

While reporting on the survey, George Ratiu, Senior Economist at realtor.com, said:

“Americans, even millennials who many thought would never buy, have a strong preference for homeownership for the same reasons many generations before them have — to invest in a place of their own and in their communities, and to build a solid financial foundation for themselves and their families.”

Odeta Kushi, Deputy Chief Economist for First American, also addresses millennial homeownership:

“Millennials have delayed marriage and having children in favor of investing in education, pushing marriage and family formation to their early-to-mid thirties, compared with previous generations, who primarily made these lifestyle choices in their twenties…Delayed lifestyle choices delay the desire for homeownership.”

Kushi goes on to explain:

“As more millennials get married and form families, millennials remain poised to transform the housing market. In fact, the housing market is already experiencing the earliest gusts of the tailwind.”

The latest Existing Home Sales Report from The National Association of Realtors (NAR) shows the inventory of houses for sale is still astonishingly low, sitting at just a 2-month supply at the current sales pace.

Last week, CoreLogic released their latest Homeowner Equity Insights Report , which reveals the surge in wealth created over the last twelve months through increased home equity. The report makes five key points:

Roughly 38% of all homes are mortgage-free
The average equity gain of mortgaged homes in the last year was $26,300
The current average equity of mortgaged homes is greater than $200,000
There was a 16.9% increase in total homeowner equity
Total homeowner equity reached over $1.5 trillion

Increasing equity is giving homeowners the power to better manage the challenges of the pandemic, especially for those spending more time at home. In the report, FrankNothaft, Chief Economist for CoreLogic, explains:

“This equity growth has enabled many families to finance home remodeling, such as adding an office or study, further contributing to last year’s record level in home improvement spending.”

The financial advantage homeowners have has not gone unnoticed. In the same report, Frank Martell, President and CEO of CoreLogic , states:

“This growing bank of personal wealth that homeownership affords was noticed by many but in particular for first-time buyers who want a piece of the cake.”

Increasing wealth benefits more than just homeowners.

Last year, the Rosen Consulting Group released a report outlining the benefits of homeownership. In that report, they explained what an increase in net worth – which they call the “wealth effect” – means to the economy:

“In economic literature, the wealth effect is a term used to describe the fact that individuals have a tendency to increase their spending habits when their actual or perceived wealth increases. For homeowners, the latent savings achieved by building equity in their home and the growth in home values over time both contribute to increased net worth. By tailoring search and notifications to the homes that are a solid match, buyers can act quickly and compete successfully in this faster-paced housing market.”

In 2020, the average interest rate for a 30-year fixed mortgage hit a record low 16 times, continuing to fall further below 3%. According to Freddie Mac, the average 30-year fixed interest rate today is 2.65%. Many wonder how low these rates will go and how long they’ll last. Len Keifer, Deputy Chief Economist for Freddie Mac, advises:

“If you’ve found a home that fits your needs at a price you can afford, it might be better to act now rather than wait for future rate declines that may never come and a future that likely holds very tight inventory.”

This sense of urgency is driving many to buy this year.

With Home Values Surging, Is it Still Affordable to Buy Right Now?

Housing inventory is at an all-time low. Realtor.com just reported that there are 39% fewer homes for sale today than there were last year. At the same time, buyer demand remains strong. In a recent newsletter, research analyst Ivy Zelman explained:

“Although the headwind of severe supply constraints in most markets has contributed to slight moderation in seasonally-adjusted and year-over-year new pending contract growth for two consecutive months (albeit still growing strongly), the underlying strength of buyer demand , particularly for this time of year, remains apparent.”

Whenever there’s a shortage in the supply of an item that’s in high demand, the price of that item increases. That’s exactly what’s happening in the real estate market right now. As a result, home values are surging.

This is great news if you’re planning to sell your house. On the other hand, as either a first-time or repeat buyer, this may instead seem like troubling news. Purchasers, however, should realize that the price of a house is not as important as the monthly cost . Here’s how it breaks down.

There are several factors that influence the cost of a home. Two of the major ones are:

The price of the home
The mortgage rate at which a buyer can borrow the funds necessary to purchase the home

The blue bar represents today’s affordability. We can see that homes are more affordable now than they were from:

1990 to 2008
2017 to 2018

Buying a home today is just a little less affordable than it was last year, but still very affordable compared to historical housing market trends.

Note: During the housing crash from 2009 to 2015, distressed properties (foreclosures and short sales) dominated the market. Those properties were sold at large discounts not seen before in the housing market.

Why are homes still affordable today?

The number one factor impacting today’s home buying affordability is record-low mortgage rates . There’s no doubt that prices are on the rise. However, mortgage rates have fallen dramatically. Last week, Freddie Mac announced that the average interest rate for a 30-year fixed-rate mortgage was 2.72% . Last year at this time, the average rate was 3.68%.

If you’re considering purchasing your first home or moving up to the one you’ve always hoped for, it’s important to understand how affordability plays into the overall cost of your home. With that in mind, buying while mortgage rates are as low as they are now may save you quite a bit of money over the life of your home loan.

Bottom Line

At this point, home purchase affordability is still in a historically good place. However, we need to watch price increases going forward. As Mark Fleming, Chief Economist at First American noted in a recent post :

“Faster nominal house price appreciation can erode, or even eliminate, the boost in affordability from lower mortgage rates, especially if household income growth doesn’t keep up.”

Homes for Sale Are Rapidly Disappearing

Through all the challenges of 2020, the real estate market has done very well, and purchasers are continuing to take advantage of historically low mortgage rates. Realtor Magazine just explained:

“While winter may be typically a slow season in real estate, economists predict it isn’t likely to happen this year…Low inventories combined with high demand due to record-low mortgage rates is sending buyers to the market in a flurry .”

However, one challenge for the housing industry heading into this winter is the dwindling number of homes available for sale. Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), recently said :

“There is no shortage of hopeful, potential buyers, but inventory is historically low .”

In addition, Danielle Hale, Chief Economist for realtor.com, notes :

“Fewer new sellers coming to market while a greater than usual number of buyers continue to search for a home causes inventory to continue to evaporate .”

One major indicator the industry uses to measure housing supply is the months’ supply of inventory. According to NAR :

“Months’ supply refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace.”

Historically, six months of supply is considered a normal real estate market. Going into the pandemic, inventory was already well below this mark. As the year progressed, the supply has was reduced even further. Here is a graph showing this measurement over the last year:

What does this mean if you’re a buyer?

Be patient during your home search. It may take time to find a home you love. Once you do, be ready to move forward quickly. Get pre-approved for a mortgage, be prepared to make a competitive offer from the start, and understand how the shortage in inventory has led to more bidding wars . Calculate just how far you’re willing to go to secure a home if you truly love it.

What does this mean if you’re a seller?

Realize that, in some ways, you’re in the driver’s seat . When there’s a shortage of an item at the same time there’s a strong demand for it, the seller is in a good position to negotiate. Whether it’s the price, moving date, possible repairs, or anything else, you’ll be able to ask for more from a potential purchaser at a time like this – especially if you have multiple interested buyers. Do not be unreasonable, but understand you probably have the upper hand.

Bottom Line

The housing market will remain strong throughout the winter and heading into the spring. Know what that means for you, whether you’re buying, selling, or doing both.

Today, Americans are moving for a variety of different reasons. The current health crisis has truly re-shaped our lifestyles and our needs. Spending extra time where we currently live is enabling many families to re-evaluate what homeownership means and what they find most important in a home.

According to Zillow :

“In 2020, homes went from the place people returned to after work, school, hitting the gym or vacationing, to the place where families do all of the above. For those who now spend the majority of their hours at home, there’s a growing wish list of what they’d change about their homes, if possible.”

With a new perspective on homeownership, here are some of the top reasons people are reconsidering where they live and making moves this year.

1. Working from Home

Remote work is becoming the new norm in 2020, and it’s continuing on longer than most initially expected. Many in the workforce today are discovering they don’t need to live close to the office anymore, and they can get more for their money if they move a little further outside the city limits. Lawrence Yun, Chief Economist for the National Association of Realtors (NAR) notes :

3. A Home Gym

“For many in quarantine, a significant decrease in activity is more than a vanity issue – it’s a mental health issue.”

4. Outdoor Space

Especially for those living in an apartment or a small townhouse, this is a new priority for many as well. Zillow also notes the benefits of being able to use yard space throughout the year:

“People want more space in their next home, and one way to get it is by turning part of the backyard into a functional room, ‘an outdoor space for play as well as entertaining or cooking.’”

You may, however, not have the extra square footage today to have these designated areas – indoor or out.

How Is Remote Work Changing Homebuyer Needs?

With more companies figuring out how to efficiently and effectively enable their employees to work remotely (and for longer than most of us initially expected), homeowners throughout the country are re-evaluating their needs. Do I still need to live close to my company’s office building? Do I need a larger home with more office space? Would making a move to the suburbs make more sense for my family? All of these questions are on the table for many Americans as we ride the wave of the current health crisis and consider evolving homeownership needs.

According to George Ratiu , Senior Economist for realtor.com:

“The ability to work remotely is expanding home shoppers’ geographic options and driving their motivation to buy, even if it means a longer commute, at least in the short term…Although it’s too early to tell what long-term impact the COVID-era of remote work will have on housing, it’s clear that the pandemic is shaping how people live and work under the same roof.”

Working remotely is definitely changing how Americans spend their time at home, and also how they use their available square footage. Homeowners aren’t just looking for a room for a home office, either. The desire to have a home gym, an updated kitchen, and more space in general – indoor and outdoor – are all key factors motivating some buyers to change their home search parameters.

A recent realtor.com-HarrisX survey indicates :

“In a June poll of 2,000 potential home shoppers who indicated plans to make a purchase in the next year, 63% of those currently working from home stated their potential purchase was a result of their ability to work remotely , while nearly 40% [of] that number expected to purchase a home within four to six months and 13% said changes related to pandemic fueled their interest in buying a new home.

Clearly, Americans are thinking differently about homeownership today, and through a new lens. The National Association of Home Builders (NAHB) notes :

“New single-family home sales jumped in June, as housing demand was supported by low interest rates, a renewed consumer focus on the importance of housing , and rising demand in lower-density markets like suburbs and exurbs.”

This has quickly shifted what home truly means to many American families. Is the Pandemic Driving Buyers Out of Congested Areas?

The pandemic has caused consumers to re-examine the components that make up the “perfect home.” Many families are no longer comfortable with the locations and layouts of their existing homes. The allure of city life (more congested) seems to be giving way to either suburban or rural life (less congested). The fascination with an open floor plan seems to be fading as people are finding a need for more privacy while working from home.

Recently, news.com released a report that revealed how buyers’ views of listings are leaning heavily to more suburban and rural properties. Here are the year-over-year percentage increases in views per property type:

Urban – 7%
Suburban – 13%
Rural – 16%

In the report, Javier Vivas, Director of Economic Research for realtor.com, gives these numbers some context:

“This migration to the suburbs is not a new trend, but it has become more pronounced. After several months of shelter-in-place orders, the desire to have more space and the potential for more people to work remotely are likely two of the factors contributing to the popularity of the burbs.”

Realtor Magazine also just reported that the desire to move is strongest in our city markets:

“Nearly 30% of respondents living in a high-density urban area say that the pandemic is prompting them to want to move by the end of the year…This is more than double the rate of those living in rural parts of the country, where residents are much more likely to stay put rather than to relocate.”

New Construction Also Seeing a Surge in Views

Since the pandemic has altered how consumers think about floor plans, builders are anticipating how future homes will change. In a recent press release by Zillow, it was explained that:

Builders believe as people spend more time at home during the pandemic, buyers are realizing which features of their homes are working and not working.
Homebuilders predict open-concept floor plans will be a thing of the past, as people now value more walls, doors, and overall privacy.
New construction, which offers the chance to personalize home features, saw its listing page views grow by 73% over last May.

The Virus is Even Impacting the Luxury Second-Home Market

It appears that COVID-19 is impacting the luxury market too. In an article released last week titled, Luxury Buyers Return to Market in Force , Danielle Hale, Chief Economist for realtor.com reported:

“Stay at home orders and social distancing have put a new value on the extra space. We’re seeing this in the luxury market as well, which could mean there is renewed interest from high-end buyers to find a second-home that is within driving distance from their primary residence.

Much like the suburbs are gaining favor with home shoppers, second home markets are seeing increased interest from luxury buyers…Views of luxury properties accelerated 56% in The Hamptons, 28% in Palm Springs and 24% in Greenwich compared to January trends.”

Bottom Line

It appears that a percentage of people are preparing to leave many American cities. Some of these moves will be permanent, while others will be temporary (such as a getaway to a second home). In either case, many consumers are on the move.

Is a Recession Here? Yes. Does that Mean a Housing Crash? No.

Earlier this week, the National Bureau of Economic Research (NBER) announced that the U.S. economy is officially in a recession. This did not come as a surprise to many, as the Bureau defines a recession this way:

“A recession is a significant decline in economic activity spread across the economy, normally visible in production, employment, and other indicators. A recession begins when the economy reaches a peak of economic activity and ends when the economy reaches its trough. Between trough and peak, the economy is in an expansion.”

Everyone realizes that the pandemic shut down the country earlier this year, causing a “significant decline in economic activity.”

Though not surprising, headlines announcing the country is in a recession will cause consumers to remember the devastating impact the last recession had on the housing market just over a decade ago.

The real estate market, however, is in a totally different position than it was then. As Mark Fleming, Chief Economist at First American, explained :

“Many still bear scars from the Great Recession and may expect the housing market to follow a similar trajectory in response to the coronavirus outbreak. But, there are distinct differences that indicate the housing market may follow a much different path. While housing led the recession in 2008-2009, this time it may be poised to bring us out of it.”

Four major differences in today’s real estate market are:

Families have large sums of equity in their homes
We have a shortage of housing inventory, not an overabundance
Irresponsible lending no longer exists
Home price appreciation is not out of control

We must also realize that a recession does not mean a housing crash will follow. In three of the four previous recessions prior to 2008, home values increased. In the other one, home prices depreciated by only 1.9%.

Some Highlights

The COVID-19 pandemic is causing an economic slowdown.
The good news is, home values actually increased in 3 of the last 5 U.S. recessions and decreased by less than 2% in the 4th.
All things considered, an economic slowdown does not equal a housing crisis.

Bottom Line

Yes, we are now officially in a recession. However, unlike 2008, this time the housing industry is in much better shape to weather the storm.

COVID-19 Update – Model Homes are Open!

We have officially re-opened our Model Homes/Sales Centers! We are very excited to meet with customers again (with safety protocols in place) and show off the quality craftsmanship that goes into every Belmonte home.

Your safety and the safety of our staff are of the utmost importance. We will adhere to New York State’s stringent guidelines for residential construction including the following safety protocols for our model homes:

Model Home Visit Protocols:

Only one “client” is allowed in the Model Home/Sales Center at a time. “Client” is not limited to one person; it can include family members.
Clients must pass the “wellness check” (no symptoms) before entering (sign is posted at door).
Face coverings are required. Bring your own or one will be be provided on-site.
Social distancing (6′ distance) is required at all times.
Appointments are recommended. Walk-ins are welcome but may have a wait if an appointment is scheduled for the same time.

Model Home Cleaning Protocols:

In between showings, staff will clean and disinfect any contact surfaces that may have been touched as well as any high-touch surfaces (e.g. handrails, doorknobs, etc.).
Belmonte staff will strictly adhere to hygiene, cleaning, and disinfection requirements from the Centers for Disease Control and Prevention (CDC) and Department of Health (DOH) and maintain cleaning logs on-site that document date, time, and scope of cleaning.
Belmonte will provide and maintain hand hygiene stations for office staff and clients in each model home, including handwashing with soap, running warm water, and disposable paper towels.

COVID-19 Update on Construction

An update on Construction:

We hope that you’ve heard the good news residential construction has been allowed to get back to work as of May 20, 2020. We are very excited to complete the homes we have in process and begin the work on those that have been delayed because of the pandemic.

Many of you may have questions on your schedule going forward. We are pleased to share that although only one worker was allowed in a home at a time, that was often enough for us to continue the work on homes that were through the framing stage. Our field crew has worked very hard to maintain the schedules of these homes, and will work diligently to make up any lost time for the remainder of their construction. We will continue to do our best. We appreciate your patience as we work on completing your home.

The safety of you and our team is the most important thing to remember as we re-open. New York State has provided stringent guidelines regarding the safety protocols that must be adhered to in order for us to continue our work. You will notice that each home under construction has an information board that contains our safety protocol, a sign that provides visual reinforcement regarding this protocol, a copy of the affirmation stating we have certified to abide by the NYS guidelines, and a sign that states only authorized personnel are permitted to enter the site. Authorized personnel include our trade contractors, delivery people, municipal inspectors, and our employees. If you would like a tour of your home, please contact your site superintendent to schedule a visit. All safety protocols must be followed, so please bring a mask and hand sanitizer or wipes with you for your personal use.

Everyone seems to be wondering if the market is going to change and when the economy will turn around. If you’re trying to figure out what’s going to happen and how to play your cards this year, you’re not alone.

This spring in the 2020 NAR Flash Survey: Economic Pulse , the National Association of Realtors (NAR) has been tracking the behavior changes of homebuyers and sellers. In a reaction to their most recent survey, Lawrence Yun, Chief Economist at NAR, noted the beginnings of a turn in the market:

“After a pause, home sellers are gearing up to list their properties with the reopening of the economy…Plenty of buyers also appear ready to take advantage of record-low mortgage rates and the stability that comes with these locked-in monthly payments into future years.”

What does the survey indicate about sellers?

Sellers are positioning themselves to make moves this year. More than 3 in 4 potential sellers are preparing to sell their homes once stay-at-home orders are lifted and they feel more confident, which means more homes will start to be available for interested buyers.

Just this week, Zillow also reported an uptick in listings, which is great news for the health of the market:

“The number of new for-sale listings overall has shown improvement, up 5.9% last week from the previous week. New listings of the most-expensive homes…are now seeing the biggest resurgence, up 8%. The uptick is likely a sign sellers are feeling more confident because of improving buyer demand, as newly pending sales have also jumped up during the same period.”

What does the survey note about buyers?

The recent pandemic has clearly impacted buyer preferences, showing:

5% of the respondents said buyers are shifting their focus from urban to suburban areas.
1 in 8 Realtors report changes in desired home features, with home offices, bigger yards, and more space for their families becoming increasingly important.
Only 17% said buyers stopped looking due to concerns about their employment or loss of a job.

As we’ve mentioned before, buyer demand is strong right now, and many are simply waiting for more inventory to become available so they can make a move, especially as the country begins to reopen .

Every day that passes, people have a need to buy and sell homes. That doesn’t stop during the current pandemic. If you’ve had a major life change recently, whether with your job or your family situation, you may be in a position where you need to sell your home – and fast. While you probably feel like timing with the current pandemic isn’t on your side, making a move is still possible. Rest assured, with technology at your side and fewer sellers on the market in most areas, you can list your house and still make it happen safely, especially when following the current COVID-19 guidelines set forth by the National Association of Realtors ( NAR ) and the Centers for Disease Control and Prevention ( CDC ).

You may have a new baby, a new employment situation, a parent who moved in with you, you just built a home that’s finally ready to move into, or some other major part of your life that has changed in recent weeks. Buyers have those needs too, so rest assured that someone is likely looking for a home just like yours.

According to the NAR Flash Survey: Economic Pulse taken April 5 – 6, real estate agents indicate, not surprisingly, that there’s a noticeable decline in current homebuyer interest. That said, 10% of agents said in the same survey that they saw no change or even an increase in buyer activity. So, while buyer interest is low compared to normal spring markets, there are still buyers in the market. Don’t forget, you only need one buyer – the right one for your home.

Here’s the other thing – people are spending a lot of time on the Internet right now, given the stay-at-home orders implemented across the country. Buyers are actively looking at homes for sale online. Some of them are reaching out to real estate professionals for virtual tours and getting ready to make offers too. Homes are being sold in many markets.

There Is Less Competition Right Now

The same survey indicates that 56% of NAR members said sellers are removing their homes from the market right now. This can definitely work in your favor . If other sellers are removing their listings, your home has a better chance of rising to the top of a buyer’s search list and being seen. Keep in mind, listings will pick up again soon, as 57% of the respondents note that sellers are only planning to delay the process by a couple of months. If you need to sell right now, don’t wait for the competition to get back into the market again.

This year, delayed listings from the typically busy spring season will push into the summer months, so more competition will be coming to the market as the pandemic passes. Getting ahead of that wave now might be your biggest opportunity.

5 Simple Graphs Proving This Is NOT Like the Last Time

With all of the volatility in the stock market and uncertainty about the Coronavirus (COVID-19), some are concerned we may be headed for another housing crash like the one we experienced from 2006-2008. The feeling is understandable. Ali Wolf, Director of Economic Research at the real estate consulting firm Meyers Research, addressed this point in a recent interview :

“With people having PTSD from the last time, they’re still afraid of buying at the wrong time.”

There are many reasons, however, indicating this real estate market is nothing like 2008. Here are five visuals to show the dramatic differences.

1. Mortgage standards are nothing like they were back then.

During the housing bubble, it was difficult NOT to get a mortgage. Today, it is tough to qualify. The Mortgage Bankers’ Association releases a Mortgage Credit Availability Index which is “a summary measure which indicates the availability of mortgage credit at a point in time.” The higher the index, the easier it is to get a mortgage. As shown below, during the housing bubble, the index skyrocketed. Currently, the index shows how getting a mortgage is even more difficult than it was before the bubble.

2. Prices are not soaring out of control.

Below is a graph showing annual house appreciation over the past six years, compared to the six years leading up to the height of the housing bubble. Though price appreciation has been quite strong recently, it is nowhere near the rise in prices that preceded the crash.

3. We don’t have a surplus of homes on the market. We have a shortage.

The months’ supply of inventory needed to sustain a normal real estate market is approximately six months. Anything more than that is an overabundance and will causes prices to depreciate. Anything less than that is a shortage and will lead to continued appreciation. As the next graph shows, there were too many homes for sale in 2007, and that caused prices to tumble. Today, there’s a shortage of inventory which is causing an acceleration in home values.

4. Houses became too expensive to buy.

The affordability formula has three components: the price of the home, the wages earned by the purchaser, and the mortgage rate available at the time. Fourteen years ago, prices were high, wages were low, and mortgage rates were over 6%. Today, prices are still high. Wages, however, have increased and the mortgage rate is about 3.5%. That means the average family pays less of their monthly income toward their mortgage payment than they did back then. Here’s a graph showing that difference:

5. People are equity rich, not tapped out.

In the run-up to the housing bubble, homeowners were using their homes as a personal ATM machine. Many immediately withdrew their equity once it built up, and they learned their lesson in the process. Prices have risen nicely over the last few years, leading to over fifty percent of homes in the country having greater than 50% equity. But owners have not been tapping into it like the last time. Here is a table comparing the equity withdrawal over the last three years compared to 2005, 2006, and 2007. Homeowners have cashed out over $500 billion dollars less than before:

During the crash, home values began to fall, and sellers found themselves in a negative equity situation (where the amount of the mortgage they owned was greater than the value of their home). Some decided to walk away from their homes, and that led to a rash of distressed property listings (foreclosures and short sales), which sold at huge discounts, thus lowering the value of other homes in the area. That can’t happen today.

New Home Permits on the Rise

Single-family building permits rise to a 12-year high

If you’ve been following what’s happening in the current housing market, you’ve probably seen how the lack of newly constructed homes has caused a shortage of housing inventory available to buyers. Another reason is that the inventory of existing homes for sale has been shrinking. The national inventory of homes for sale at the end of December was 1.4 million, down 15% from November and a drop of 8.5% from a year earlier, according to the National Association of Realtors .

Bill McBride of Calculated Risk further noted,

“Inventory always decreases sharply in December as people take their homes off the market for the holidays. However, based on the data I’ve collected, this was the lowest level for inventory in at least three decades (the previous low was 1.43 million in December 1993).”

There is some good news on the horizon.

The number of building permits issued for single-family homes is the best indicator of how many newly built homes will begin to come to market over the next few months. According to the latest (January 2020) U.S. Census Bureau and U.S. Department of Housing & Urban Development Residential Construction Report , the number of building permits increased nationally 9.2% increase from December 2019 and 18% higher than January 2019. In the Northeast, the % increase in building permits is even higher at close to 36% to last year.

New inventory means more options. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), explained how this is good news for the housing market – especially for those looking to buy:

“Mortgage rates near record lows and a strong jobs market can’t help buyers find a property if there aren’t enough homes to go around. More construction will mean more housing inventory for consumers in the later months of this year…Spring months could still be quite tough for buyers since it takes time to convert housing starts into actual housing completions. As trade-up buyers move into these newly completed homes in the near future, their existing homes will be released onto the market.”

Great New Year's Resolutions to Help You Build a New Home in 2020!

Many New Year’s resolutions fail because they are made “in the moment” and without a realistic plan to see them through. Proper planning and a commitment are key to achieving any significant goal – – no matter what the time of year. And that especially holds true for building a new home! To help you get your ducks in a row, we compiled a few manageable New Year’s resolutions to help you plan for & get the new home you want.

#1: Figure Out What You Want

This may sound obvious but doing your research and compiling a list of your must-haves up front will make the building process quicker & easier. Separate your list so one column lists things you NEED and the other column lists things you WANT to have in your home. Then, prioritize them. With this process already done, you’ll know exactly which features you can drop if the budget becomes an issue.

#2: Figure Out Your Finances

Before you start looking over floorplans with your builder, talk to a lender to find out how much money you can afford to borrow. Review your credit reports to make sure everything is accurate. Gather and organize all of the financial documents you’re going to need when applying for your mortgage.

#3: Get Familiar with the Home Building Process

When you’re having a new home built, it pays to have an understanding of the process. Building a home from the ground up is a lengthy process involving a lot of decisions not just limited to design selections. Talk to your builder and have them explain every stage of the building process, the timing, and your involvement in each, so you know what your role is and what to expect once building begins.

#4: Get Organized

Building a home is a complex process. Being organized will make it much easier for you. Create a folder or binder to keep all of the papers related to your build. Here’s a few examples of things to keep in your folder:

Credit report information
Monthly home budget
All financial statements needed to apply for the mortgage
Pre-approval letters from your lender
Your wants and needs list
Research (builders, realtors, lenders, floorplans, neighborhoods, lots, etc.)
All contracts and agreements related to your property or home
All future documents related to your home (appraisals, offers, etc.)

#5: Understand How Loans Work on New Construction

When you’re building a new home, your mortgage loan may be different from that of someone buying a pre-existing home. Check with your builder to see how they fund construction. If you are working with a smaller builder, you may need to start with a construction loan. If you are working with a larger, more established builder, they may fund the construction and simply require you to pay a non-refundable deposit. Once the home is built, your mortgage will be used to pay off the balance of the construction loans

#6: Commit to Your Must-Haves

During the design phase, you’ll have a lot of decisions to make. It can be overwhelming, but this is where you “must-haves list” comes into play. Each choice you make typically comes with a more expensive and least expensive option. Even if it means not getting absolutely everything you want in your home, commit to choosing quality for the must-have items over saving a few bucks. In a new home build, you really do get what you pay for.

#7: Choosing Your Builder – Do Your Research

How do you know which builder is the right one for you? The key is to do your research. Ask people you trust for references. Visit builder websites and read client testimonials. Meet with the builders you are most interested in and ask them for a list of references. Reach out to those references to find out what their experiences were with the builder and whether or not they would recommend the builder to others in their family. Also compare the builder’s standards and warranty information.

#8: Limit Your Major Projects for the Year

Building a new home is very rewarding, but it can also be stressful time. If possible, don’t take on additional major projects or purchases during the building process. Focus this year on building your dream home. You’ll stay saner and be able to focus on and enjoy the building process.

Lindsey's Irish Bread

This was my Grandma Streicher’s recipe, my mom’s mom, who lived in Rochester, NY. She always made this bread for us at the holidays and it was wonderful. She had to make extra loaves as the whole family loved this special Irish Bread. We would slice it up and put it in the toaster and then finish it off with some homemade jam. While baking it my grandparent’s kitchen would have such a warm sweet aroma. My Aunt Annette has carried the tradition on for us and we are all very thankful for that.

I used to make these with my mother as a kid. You would put the cookie dough in a cookie press, which is a cylinder shaped device. The dough goes in one end and you put a pattern to squeeze it through on the other. The most common patterns we used were a Christmas tree, star, dog and a wreath. It is very time consuming as you have to press each one out individually. I remember having a great time decorating them with my mother and now have followed that tradition with my kids and grandkids.

Secure your property

Be sure to lock your doors and windows and make sure they are in good repair.
Keep valuable items out of sight from anyone looking in from outside the house.
Do not keep spare keys in places obvious to burglars, such as under a flower pot or fake rock.
Always lock your vehicle, remove valuable items or conceal them from view if parked in the driveway.

Don’t be easy an easy target when doing your holiday shopping:

Always be aware of your environment and don’t overload yourself with packages to carry to your car.
Secure bags and valuables before exiting or entering parked vehicle and public transit facilities.
Carry your purse close to your body and never leave your purse in a shopping cart, stroller or over the back of your chair at a restaurant.
More & more people are purchasing their gifts online and having them shipped to their home. With this trend, more people are having their packages stolen right off their front porch. Be sure to collect delivered mail and packages as soon as possible and request signature confirmations for more valuable ones.
Dispose of your presents’ boxes creatively – placing that 60″ TV box outside on trash day is is just asking for trouble. Try to break down the boxes so as not to advertise all the great gifts inside.

When you are away from home

Thieves don’t typically approach homes that appear to be occupied! These tips will help make your home look lived-in when you are away.

Use timers on electronic items like lights, radios and televisions to make them go on and off during the day and night to make your home appear occupied.
Stop mail & newspaper delivery or have a trusted neighbor pick up anything left at your home.
Keep landscaping neat and trimmed.
Ask a neighbor or friend to park their vehicle in your driveway.

It’s better to be safe than sorry. These additional precautions will make you home harder to hit.

Ask neighbors to watch your home and report any suspicious activities.
Leave your itinerary with a neighbor so you can be contacted in an emergency.
Disconnect your electric garage door opener and padlock the door on the inside.
If you have a burglar alarm, set it and notify your alarm company that you will be away. Provide the alarm company with an up-to-date list of people to contact about the alarm.

The Weston Model home was designed to appeal to a family-oriented, 45+ homebuyer. This homebuyer knows what he/she wants, demands quality and enjoys being close to Saratoga Lake. Our goal was to showcase the home’s open & airy feel and its location with a sophisticated yet rustic, nautical theme.

For the Weston we used a light color palette to highlight the openness of the plan combined with an understated nautical theme using key pieces of furniture and pops of colors to create this warm, casually sophisticated home.

The nautical theme is first introduced as you enter the home with a large, unique, hand painted nautical table. Above it, three eye-catching large lanterns hang at different heights creating a dramatic effect.

The study invites you in with whimsical furnishings and decor. However, the window treatments steal the show – two eight-foot distressed doors on a barn door track.

In the open living areas, touches like seagrass lounge chairs, distressed dining table and pops of blue accessories continue the theme while creating a welcoming space for entertaining.

In the master suite, the color palette shifts to black, grey and tan hues. The combination of natural woods like the solid acacia in the headboard with leather furnishings and bold accessories creates this warm, casually sophisticated space.

Upstairs, the loft is designed as space for teens to lounge. A seven-foot suspended desk finished with rope and nail heads was custom built for the space and adds a nod to our nautical theme.

Best Use of Social Media

The strategy for this social campaign was to create strong stories/content for our email newsletter and integrate that content across multiple channels to increase our reach, engagement and brand awareness.

With those goals in mind, we developed two feature stories for our March email newsletter. The headline feature was a news story announcing our newly renovated design center. The second feature was a spotlight on our newest floor plan, the Concord. We created short videos to go with each of these stories and then modified the creative to fit the specifications for each social channel. To ensure the content was fresh and relevant (not old news) on all channels, we scheduled it to run on the strongest days for each channel within a week of the email. The results were very strong! With the additional exposure across our social channels, we were able to increase our normal reach by 430% and our engagement by 180%.

Hadley Mountain

Hadley Mountain is the second highest peak in Saratoga County, the top provides expansive views of the area’s foliage. Also, there’s a fire tower at the summit. If you’re feeling adventurous, climb to the top to get an even better look at the mountains in the Adirondack Park.

Leaf Peeping Day Trips

There’s no better season to take a day trip than fall! There are an abundance of amazing leaf peeping spots in driving range from Saratoga Springs. Here’s a few you might want to try:

The Catskills

Take a drive south along the Hudson River for great foliage views. If you missed your chance to catch the leaves during their peak in the Saratoga and Adirondack area, you may be able to see them in the Catskills, as they typically turn a little later down in that direction. The Catskills Forest Preserve is home to 300,000 acres of forests adorned with cliffs, fire towers, and waterfalls. Your options for leaf peeping in the Catskills are essentially endless!

Cooperstown

Head west to scenic Cooperstown for a perfect leaf peeping day trip. Take a ride down Route 31 or Route 80 and for plenty of opportunities to catch amazing fall foliage from e the rolling hills to the famous Sleeping Lion Mountain.

The special chill in the air, a glass of great cider at the Fly Creek Cider Mill , The Farmers’ Museum Harvest Festival , Cooperstown Pumpkinfest , local tastes of the season at the Cooperstown Farmers’ Market, the rustling of the leaves along one of America’s most beautiful Main Streets and the strength of community pride at local fairs are just a few of the reasons to visit Cooperstown during the fall foliage season.

The countryside with its newly colored mountains, hills and wide open land — along with beautiful Otsego Lake — are every bit as scenic as the much heralded Vermont and New Hampshire with slightly fewer crowds!

Hudson Valley

The Walkway Over the Hudson State Historic Park provides ample opportunities for leaf peeping.

Look way down at Walkway over the Hudson State Historic Park (845-454-9649, walkway.org ). Abandoned in 1974, the former Poughkeepsie-Highland Railroad Bridge reopened to pedestrians in 2009 as the world’s longest elevated pedestrian bridge. But the mile and a quarter length doesn’t fascinate nearly as much as the 212-foot height. Free admission, but parking costs $5.

Hunter Mountain

Our Scenic Skyride features a six-passenger detachable chairlift. The state-of-the-art lift will take you in comfort to the 3,200-foot summit of Hunter Mountain. From there, you can enjoy amazing views of the high peaks of the northern Catskills. On a clear day, in the distance, you’ll see the Berkshire Mountains of Massachusetts and the Green Mountains of Vermont beyond New York’s beautiful Catskill Mountain peaks that surround you.Enjoy amazing views of the high peaks of the northern Catskill Mountains.

Light Lovers Love Transom Windows!

Few architectural structures and details have survived centuries of passing trends and technological advances in the way that transom windows have.

Transom windows are the panels of glass that you would typically see above doors in old homes, especially in Mission or Arts & Craft styles. They were originally used to add light to front hallways and interior rooms before the advent of electricity.

This style of window first appeared in 14 ^th – Century Europe, when residents realized that an opening over an entry would be high enough to foil prying eyes while allowing a glimpse of sky and a bit of fresh air.

Today, transom windows are not limited to being used above doors and entrances. They are now used in many rooms throughout the home to create a nostalgic look, not to mention a little more natural light…while keeping privacy in mind.

An oversized transom window in the bedroom is perfect for over the bed, providing additional light and a charming look without giving up any privacy.

Study shows buying 1st home younger creates better home equity & financial wealth at retirement.

According to a recent study by the Urban Institute, purchasing a home before the age of 35 better prepares one for retirement at age 60.

Using the Panel Study of Income Dynamics (PSID), a dataset that has followed US individuals since 1968, the Urban Institute study tracked people who reached age 60 between 2003 and 2015. The PSID switched to a biannual survey in 1997. The study relies on that data for those who were not surveyed at age 60. Their findings have surprising implications.

Most of today’s older homeowners bought their first homes before age 35, but that trend is changing.

How old were you when you bought your first home?

According to the study, today’s young adults are less likely to own a home compared with baby boomers and Gen Xers at the same age. The homeownership rate for millennials was 37 percent in 2015, or about eight percentage points lower than that of the two previous generations (Gen X and Baby boomers) at the same age.

Many housing experts are concerned that the homeownership rate amongst millennials, those 18-34, is much lower than previous generations in the same age range. There could be many reasons for this trend including: delayed marriage, greater racial diversity, higher education debt and delayed child bearing. Regardless of the reasons, the impact could be significant.

The study shows that those who bought their first homes when they were younger are in better financial health when nearing retirement. The study shows that those who purchased their first homes when they were younger than 25 had an average of $10,000 left on their mortgage at age 60 with the home values at $190k. The buyers who purchased in their mid-twenties and early-30s had close to $50,000 left, but with homes valued closer to $240k – – giving both groups healthy home equity ($180k – $190k) at age 60 for retirement.

“Those who bought between ages 25 and 34 have the greatest housing wealth by their sixties. At age 60 or 61, their median home equity (in 2015 inflation-adjusted dollars) is close to $150,000.”

The bottom line is that today’s young adults are not building home equity (the largest single source of wealth), at the same rate as generations before them. The study asserts that deferring 1st time home purchases could have long-term economic consequences both for millennials and the nation as a whole.

Belmonte Builders is excited to announce the opening of our NEW Design Center. Our goal in overhauling our original Design Center was to make the selections process easier and more enjoyable for our clients…and we believe we have! Belmonte’s New Design Center works as a one-stop-shop with lots of touches like a working gas fireplace and kitchen to make our clients more comfortable with everything they need as they go through the selections process.

Building a new home is an exciting process, especially being able to pick and choose everything from what type of siding and windows to the flooring, countertops, lighting, paint colors and more for each room. While it is exciting to be able to make these choices, we know it can sometimes be overwhelming. To make this process easier for our clients, we overhauled our Design Center to create a comfortable space that works as a one-stop-shop for our new home buyers.

Our goal was to make the selections process easier and more enjoyable for all involved. That’s why our new Design Center gives our clients access to all of our samples in one convenient location. No more making a separate trip to a supplier to view granite or waiting for samples to be requested. All selections can now be made in-house.

To keep up with current trends, we’ve increased our selections to give clients more options for personalizing their new homes.

In 2018, the Ashford was our top selling Master Down floor plan, accounting for over 50% of new homes built in Chloe’s Way and East Broadway. Due to its popularity, we are excited to offer it in two of our newest communities, Griffin’s Ridge & Alexandria.

When designing the Ashford, we challenged ourselves to develop a “smarter” floor plan at a great price point that works for all stages of life. Downsizing has become an important part of the home ownership life cycle. Master Down floor plans are both convenient and a good long-term investment, since they make aging in place easier.

Our goal when designing the Ashford was to focus on the living spaces people want and trim away elements they don’t. J.J.'s Snack Bar

They just don’t make them like J.J.’s anymore. This classic, old school, burger and soft serve spot has some of the best food and ice cream around, but where they really stand out is with their fun, new and creative creations. Kids love the “Trash Can Sundaes”, served in a take home toy trash can, while parents can try out limited time specialties like the “American Sundae”, with two deep fried twinkies, or one of their signature “Lava Shot” cones.

J.J.’s is cash only, though they do have an ATM on site. Their “official” hours claim they’re only open till 9:00, but they’ll often stay open later, depending on demand. Learn more here.

Death Wish Coffee

Death Wish Coffee was only started back in 2012, but has quickly become one of the Capital Districts most famous and celebrated exports. They make “the world’s strongest coffee”, with almost 5x as much caffeine per ounce as a typical cup. They’ve had Super Bowl Ads, sponsored Comic Cons and Nascar drivers, and have even sent their coffee to the International Space Station. Needless to say, this isn’t your typical cup of joe.

You can find Death Wish in most of the area’s grocery stores, but if you want an inside look at their production process, or to pick up some super fresh beans right from the source, their corporate offices are just down the road. Learn more here.

Top notch pub fare, an excellent tap selection, and an awesome outdoor patio are what really make the Mill on Round Lake standout. The house made beer cheese is a “must try”, while the outdoor bar makes for a terrific summer time hangout. The indoor bar with their local tap selection fills up quick, so get there early if you want to lock down a seat.

The patio is definitely a big part of the appeal here, which makes it a hot spot in the summer. As the weather cools off though, there are plenty of outdoor fire pits to keep you warm well into the fall. Learn more here.

If you’re looking for something a little more formal and refined for dinner, the Lake Ridge Restaurant provides a high-end dining experiences, with modern takes on classic American entrees. Their upstanding menu pairs seamlessly with their great bar program of specialty cocktails, and over 50 unique whiskies.

Tips for Keeping Your Home Safe for the Holidays

The holiday season is upon us. As you dive into the season, these tips will help keep you and your home safe:

‘O Christmas Tree
If you prefer a real tree, try to purchase a freshly cut tree, as they are more resistant to ignition.
If you have a fresh cut tree, keep it watered and away from open candles.
If using an artificial tree, be sure to get on that is labeled fire resistant.
Be sure your tree has a stable platform.
Keep trees away from fireplaces and other heat sources.

Lights, Lights & More Lights Inspect your Lights. Carefully inspect holiday light strings each year and discard any with frayed cords, cracked lamp holders, or loose connections. When replacing bulbs, unplug the light string and be sure to match voltage and wattage to the original bulb.
Lights Out. Always turn off holiday lights when you leave the house unattended or when going to bed.
Timing Is Everything: Use an outdoor timer certified by CSA International to switch lights on and off. Lights should be turned on after 7 p.m. to avoid the electricity rush hour.
Make Smart Connections: Never connect more than one extension cord together; instead use a single cord that is long enough to reach the outlet without stretching, but not so long that it can get easily tangled.
Outdoor Lights: When hanging outdoor lights, keep electrical connectors off the ground and away from metal rain gutters. Use insulated tape or plastic clips instead of metal nails or tacks to hold them in place.

Use the Right Equipment. Using a ladder when you put up lights or hanging garland? Choose the correct ladder for the job and double check for a certification mark to ensure your portable ladder complies with applicable standards.
Test your Alarms. Test your smoke alarms monthly to make sure they work, and be sure to install smoke and carbon monoxide (CO) alarms on every level of your home — especially near sleeping areas.
Clean the Clutter. Do not store combustible materials such as gasoline, propane, paper, chemicals, paint, rags, and cleaning products near your gas furnace. Gasoline or propane cylinders should be stored outside the home.
Candle Safety: Never light candles near trees or greenery. Also never leave lighted candles unattended.
Meal Preparation:
When preparing a meal, don’t forget to wash hands, utensils, sink and anything else that touches raw meet.
Don’t take chance. Reheat leftovers to at least 165 degrees.

Protect your Children & Pets. Keep poisonous plants like poinsettias out of reach
Designated a Driver. Holiday parties are a big part of the season. Don’t forget to have a designated driver when attending holiday parties with alcohol.

Best Outdoor Living Space (Under $50,000)

The Castleton Model Home Outdoor Space includes a spacious screened porch that opens to a 500 square foot stone patio outdoor living area. The screen porch features a 9’ ceiling and floor-to-ceiling views with an open design utilizing a combination of screens on the upper wall openings and Plexiglas inserts on the ones closer to the floor, making the room safe for children and/or pets. The floor is premium pressure treated decking which pairs nicely with the horizontal and vertical wall framing wrapped with painted MiraTec trim which give it a clean and finished look. The addition of a ceiling fan provides the air circulation to make this a very comfortable space for enjoying warm spring and/or fall days.

Steps from the screened porch lead down to a large stone, patio. Incorporating different textures, shapes and colors of stone, the patio has the casual, charm of cobblestone while coordinately nicely with the exterior siding of the home. Making the Transition from Fall to Winter

As cold weather moves in, it is important to take a few preventative measures to protect your home. Winterizing isn’t typically expensive to do and usually doesn’t require much “handiness”, but it can make a real difference once cold weather hits. Use our “Fall to Winter Checklist” to be sure your home is ready for the freezing temperatures – by checking these basic things off before the snow flies, you’ll be saving yourself some hassle (and possibly some money, too!).

A few more additional items to check as well:

Check your Fireplace

Animal nests or creosote buildup in your fireplace can be hazardous. Have an annual inspection before building your first fire of the season.

Weatherproof (especially if you own an older home)

Weatherstripping or installing storm doors and windows will prevent cold air from entering your home or heat from escaping it, which will reduce your power bills.
Caulk around windows and use foam outlet protectors to prevent cold air from entering your home. However, the majority of heat loss typically occurs via openings in the attic. Check to make sure that you have enough insulation

Protect Your Plants

You’ll need to bring plants and flowering trees inside before the first cold snap. Typically, you should bring your plants in before temperatures dip below 45 degrees.

Bring in the Outdoors

Cold temperatures, snow and ice can damage outdoor furniture and grills. If possible, store them in the garage or basement.
If you have a gas grill with a propane tank, close the tank valve and disconnect the tank first. Clean & cover your grill before putting it away for the season.

The nightmare begins with a corpse-guided tour along a serial killer infested forest and gets more interesting when victims are hauled into the trees among complete, utter horror.

Once in the trees, victims (guests) are submerged into complete darkness…alone, afraid, and vulnerable.. The only way down is through a screaming steel cable hundreds of feet along Mountain Ridge Adventure’s awesome Zip Line Park.

The terror occurs every Friday and Saturday night in the month of October from 7 pm – 10 pm.

Zombie Zip Line is intended for mature audiences only. You must be 14 years or older to participate and the age restriction is strictly enforced.

This is not your Disney horror show. This is the real deal.

Dairy Haus

476 Maple Ave, Saratoga Springs, NY 12866

First opened in 1985, serving homemade hard and soft ice cream, the Dairy Haus is inarguably one of the best ice cream joints in the area. They pride themselves on an array of fun and unique flavors, as well as some real old school classics (try the sweet cream!)

When driving by, you might notice some crazy lines, but they move pretty quickly and really show just how popular this spot is. Be sure to bring cash, and your appetite, as even the kiddie cones are pretty huge!

Druthers Brewing Company

381 Broadway, Saratoga Springs, NY 12866

If you’ve spent any time at all in Saratoga, you have probably heard of Druthers. Their beer is some of the best in the area, taking both gold and silver at the World Beer Cup for their German Style Gose “The Dare”, and their Scottish Style “80 Shilling Ale”. They also have a stellar kitchen program, dishing up “stick to your ribs” style comfort foods, like wood fired pizza, gourmet tacos, and some of the best macaroni cheese you’ve ever had.

Tables fill up fast, so if you stop in on the weekend, be prepared to grab a beer while you wait.

MRS. LONDON’S

Mrs. London’s is more than just your standard cafe. Their signature bakery items have garnered national recognition from publications like the New York Times, and Food and Wine Magazine, and are a “must have” favorite for celebrities like Bobby Flay when in town for the races.

While you really can’t go wrong with their homemade pastries, the croissants are especially worth checking out. For lunch, their soups and sandwiches are simple, but elegant, and all prepared on their own fresh baked bread.

HATTIE’S

Just walking by, Hattie’s could be a little easy to miss. The humble brick storefront on Phila was first opened in 1938 and has since grown into one of the most famous restaurants in Saratoga. It’s been featured in just about every newspaper and TV show for “the best fried chicken”, including the New York Times, Metroland, and Throwdown with Bobby Flay.

Obviously, the fried chicken is a “must” if you’ve never had it, but don’t overlook the rest of the menu; the soul food is seriously some of the best you’ll find north of DC. It’s also one of the best brunch spots around, with a spectacular crab cake benedict.

HATTIE’S

While Saratoga certainly has no shortage of pizza shops. Gennaro’s is a cut above the rest. Named after the the man who opened the first pizzeria in 1905, here they carry on the tradition of wood fired pies with only the freshest ingredients.

While the traditional options are excellent, their specialties pizzas are truly something special. Try the Pizza ala Vodka, with fresh mozzarella, tomato cream vodka sauce, mushrooms, peas and prosciutto.
